The #1 Mistake Military Families Make When Moving to Colorado Springs
Published by Clint | Colorado Springs Military Real Estate
If you're PCSing to Colorado Springs, you're about to discover something that no base housing office brochure will tell you: this city is split, and which side you land on will define your entire tour.
The I-25 Problem
Colorado Springs runs north-south along I-25, and depending on your base, commuting from the wrong side of town can cost you 45 minutes to over an hour round-trip — every single day.
For Fort Carson soldiers, that means living on the north side isn't just inconvenient. It means fighting two rush hours on I-25, twice a day, for the length of your assignment. Multiply that out over a 2–3 year tour and you're talking hundreds of hours lost in traffic.
Match Your Neighborhood to Your Base
Here's the framework I use with every military family I work with:
Fort Carson → South & Southeast Colorado Springs The communities of Fountain, Security, and Widefield put you minutes from the gate. You'll avoid the bulk of I-25 congestion entirely. These areas also tend to offer more affordable housing and a strong military community feel.
Schriever Space Force Base, Peterson Space Force Base, USAFA & Air Force Academy → North Colorado Springs If you're reporting north, communities like Briar Gate and Northgate are your sweet spot. Easy access, newer developments, great schools, and none of the southern-end commute headaches.
Same City, Different Life
Colorado Springs is a big city — over half a million people. Two families can both say "I live in Colorado Springs" and have completely different daily experiences based purely on which side of town they chose.
The lesson here isn't that one side is better than the other. It's that your neighborhood needs to match your orders.
