Commute times are estimates and vary widely with traffic and time of day.

Arvada: Small-Town Charm With Big-City Access

Arvada is one of the most popular choices for buyers who want community without giving up convenience. Olde Town Arvada has a walkable historic core with restaurants, breweries, shops, and a commuter rail station that connects to Union Station on the G Line.

Stretching about 10 miles (East to West) you'll find established neighborhoods with mature trees, newer master-planned communities like Candelas, and plenty of parks and trails. Arvada is a strong fit for families and for anyone who wants a real sense of neighborhood.

Best for:
Families, commuters who want rail access, and buyers who value walkability.

Lakewood: Variety and Mountain Access

Lakewood is one of the largest cities in the metro, and that size gives you options. You'll find mid-century ranch homes, townhomes, and newer builds, plus the walkable, planned-community feel of the Belmar area. Bear Creek Lake Park and quick access to foothills trails make it a favorite for outdoor lovers, and the W Line light rail serves the area.

Best for:
Buyers who want variety in home styles and easy access to the mountains.

Wheat Ridge: Central, Quiet, and Underrated

Wheat Ridge sits between Denver and the foothills, and many buyers appreciate the larger lots and quieter feel compared with denser areas. It's close to Sloan's Lake, Wheat Ridge's own parks and trails, and the Ward Road station on the G Line. If you want a central location without a big-city price tag, it's worth a look.

Best for:
Buyers who want yard space and a central location.

Westminster: Newer Homes, Lakes, and Open Space

Westminster has a lot of newer construction and more modern floor plans than many older west metro cities. Standley Lake Regional Park is a big draw for boating, birdwatching, and trails, and the area has plenty of open space and shopping. The B Line connects Westminster to Union Station, which helps commuters. Because Westminster spans more than one county and school district, always verify the school assignment by address.

Best for:
Buyers who want newer homes and lots of trails and open space.

Littleton: Historic Downtown, South-Metro Convenience

Littleton has one of the most charming historic downtowns in the metro, with local shops, restaurants, and the South Platte River trail system nearby. Light rail service provides a direct line into downtown Denver, and the city is well positioned for anyone who works south of Denver.

Best for:
Buyers who want a classic small-town center and access to the south metro.

Aurora: Space, Value, and Major Employers

Aurora is Colorado's third-largest city, and its size shows in the range of neighborhoods and price points. It's home to the Anschutz Medical Campus, Buckley Space Force Base, and easy access to Denver International Airport, which makes it attractive for healthcare and aerospace professionals and frequent travelers. Cherry Creek State Park and Aurora Reservoir add plenty of recreation. Aurora is served by more than one school district, so confirm schools by address.

Best for:
Buyers who want more space for their money, and anyone working in the medical or aerospace fields.

Denver: Urban Energy and Neighborhood Variety

If you want to be in the middle of it all, Denver offers dozens of distinct neighborhoods, from historic brick bungalows to new condos and townhomes. You'll be close to restaurants, breweries, music venues, and major employers. The tradeoff is typically smaller lots and higher prices per square foot.

Best for:
Buyers who want an urban lifestyle and walkable neighborhoods.

How to Choose: 5 Questions to Ask Yourself

  1. What's my real commute? Test the drive at the actual hours you'll travel, and see if a train line works for you.

  2. How much space do I need? Lot size and square footage per dollar vary a lot between areas.

  3. What are the schools like for my address? Boundaries can change from one street to the next, so always verify.

  4. What's my lifestyle? Walkable dining, trails, lakes, or quiet cul-de-sacs will point you to different cities.

  5. What's my budget, including taxes, HOA, and insurance? Some newer communities have metro district taxes, and roof and hail insurance costs matter in Colorado.
